Don’t spread the poison of rent control

We expect a Legislature controlled by Democrats to renew and probably extend New York City’s rent laws, even though it only poisons the housing market. The key question now is whether legislators from areas outside the city will go along with spreading the poison — including to their districts.

Senate Majority Leader Andrea Stewart-Cousins claims to have the votes to pass all nine of the bills pushed by the rent-control ideologues. But we hope that her members representing the Hudson Valley, the Southern Tier, Western New York and Long Island pull up short.

They won office thanks not to the loony left, but to centrist voters who could easily turn back to the Republicans — and should, if this garbage passes.

Particularly the “universal” bill that would let any locality in New York embrace the city’s rent-stabilization regime.

That law now regulates nearly 1 million city apartments, though in many cases the market rent is below what the rent laws allow. But the only winners are tenants in those units — everyone else is a loser.

With state rent regulations set to expire on June 15,…

That’s because rent laws discourage anyone from building new apartments that would fall under them, limiting new construction to the luxury end of the market or to condo developments. The resulting housing shortage is a big reason why everyone else’s rent is so damn high.

Heck, by making it so hard to evict even terrible tenants, they can create hell even for neighbors in other rent-regulated units.

All of which means that legislation to end vacancy decontrol, limit landlords’ ability to raise rents after making major capital improvements (or even for higher property taxes) and so on will only add to the city’s housing woes.

“Tenants’ rights” activists don’t care: They’re far too full of their moral fervor to bother with facts.

The activists this week roughed up the Assembly sergeant at arms, a 72-year-old man. Shame on Speaker Carl Heastie for commenting only: “People have a right to protest and show their exuberance for issues they believe in.”

Let’s hope other Democrats have more spine than that.
