Inside NYC’s most expensive apartment for sale

Le billionaire, meet Le Penthouse.

New York has a new residential heavyweight, unusually dubbed “Le Penthouse.” The nearly 20,000-square-foot, five-floor apartment, located at 172 Madison Ave., is asking $98 million — more than any other publicly listed residence in the city. But it’s the penthouse’s location more than its faux-French name or its astronomic price tag that makes this property stand out.

The Karl Fischer-designed, 33-story condo tower sits at 33rd and Madison, an area more associated with barbecue and karaoke than super luxury homes. But the unit’s broker says that its position on the crossroads of Koreatown, NoMad and Murray Hill is an ideal setting for a jetsetter’s pied-à-terre or a tech titan’s roost.

“You have everything around you,” says listing broker Raphael Sitruk of Keller Williams NYC. “It’s a great location. I live in the building with my family and we love the location.”

But if $98 million was already a bit rich for your taste, get this: The space is delivered as a white box, with only the rooftop infinity pool and Jacuzzi completed. Sitruk estimates that it would take at least $5 million to trick out the unit, but obviously the sky’s the limit.

“There is no limit to what the buyer could do with a space like this,” Sitruk says. “Everything is possible. Whatever you dream, you can have.”

Other selling points include: 23-foot ceilings, “river-to-river views,” 4,500 square feet of outdoor space and a private roof deck. Le super cool.
